OUR PROCESS

Every project scope is unique, but the following is an outline of all the possible steps to a completed project with us:

DESIGN CONCEPT

Following an initial site visit, this package includes cursory code review to assess general project feasibility and a presentation of the following Creative Materials / Mood Boards to generally illustrate design concepts and nail down your preferences, requirements, and scope:

- Plan Studies showing various furniture & room layouts, programmatic flow, and custom millwork options

- 3D Studies, if necessary to convey ideas (usually for exterior architecture)

- Design Imagery: inspiration for materials & room vision, furniture styles & layouts, color schemes, interior/exterior finishes, cabinetry/millwork design, lighting, plumbing, appliances, hardware, trim and mouldings, doors, window treatments, etc.

Before starting the work, besides requesting any inspirational images you have saved - screenshots, Instagram saves, Pinterest boards, or old-school magazine tears - we will also ask you for any architectural plans you may already have from previous work done, and information on any furniture pieces you may want to reuse. The idea of the Design Concept Package is to help us nail down the overall design direction, so we can develop your project-specific approach in the following phases.

For renovation projects of existing spaces that have a clear direction on scope, it often makes sense for this package to include an Initial Site Walkthrough with a local GC following the presentation of the above materials. This informative meeting offers us the opportunity to review findings from the Design Concept Package, ask questions, assess feasibility, talk numbers, and discuss next steps.

We like to think there is a good “stopping point” at the end of this phase, should you decide to hold on the work, mull it over, consider other options, or research further before moving forward. There is immense value in living in a space while thinking through the ideas presented in this package and we want the ultimate design to be your best home.

ARCHITECTURE & CONSTRUCTION

(designing and overseeing the work that is fixed in place)

This package builds on the decisions made during the Design Concept and can be broken down into the following phases:

The Drawings

DESIGN DEVELOPMENT (DD), CONSTRUCTION DOCUMENTS (CD) PHASES & PERMITTING

These documents include developed drawings & specifications and coordination needed to 1) obtain the building permits and 2) issue to a GC for pricing & construction. Interior & Exterior Elevations and Material Selections will be developed, including but not limited to choosing finishes (paint, tile, flooring, countertops), cabinetry/millwork design, lighting, plumbing, appliances, hardware, trim and mouldings, doors, etc.

* Necessary outside Consultants will be on-boarded during this phase. For structural calculations, we require that a Structural Engineer is hired at a separate cost.

The Construction

BIDDING AND NEGOTIATION (BN) PHASE

This phase is only necessary if the client would like to obtain several estimates. If so, it includes research and coordination with various local General Contractors to obtain, level, and evaluate their cost estimates and schedule. Even if we are not bidding out the project to multiple GC’s, we like to have a sense of your contract with your chosen GC, so we know materials are included in their costs, and how they prefer to work with designers.

CONSTRUCTION ADMINISTRATION (CA) PHASE

This is the phase where the GC takes over the build; however, we believe in staying involved to ensure the design intent becomes reality. Our duties may include Site Visits, Shop Drawings, Payment Requisition and Punch List review.

FURNITURE & DECORATING

(sourcing, procurement, and installation of soft furnishings and decorative accents)

This package also builds on the imagery from the Design Concept and includes the Sourcing and Procurement of Soft Furnishing & Decorative Accents. It involves shopping for, selecting, and/or designing items of furniture, fabrics, furnishings, decorative light fixtures, decorative hardware, decorative fixtures, decorative accessories, etc. and also includes coordinating the services required for fabrication and installation.

We can help you every step of the way, from choosing the finishes and fabrics to coordinating delivery. With a passion for a mix of old and new, we believe a beautifully furnished space often happens in phases over time and we hope to work with our clients for years to come!
